EXECUTIVE SUMMARY In India, Real Estate business is believed to be a sale and purchase of the property on the market with the assistance of real estate brokers/agents. However with the entrant of large Real Estate Groups like PIYUSH, RPS INFINIA, DLF, ANSALS, SIKKA, OMAXE, SUPERTECH etc. the scenario has completely changed. The sector has now become well organized with the groups performing well in the sector. They are well established corporate who haveà efficient marketing strategy for facing changing democratic and environmental scenario. Liberalization has given the real estate sector a very attractive approach for investment and growth. Moreover government has opened the path to FDI and Public Private Partnership (PPP) for major infrastructural and development projects in NCR. The NCR alone are the core of major real estate activity in India. Although infrastructure has been hit by rising input costs and delayed approvals, assest prices for residential real estate have recovered and grown over the past two years. The increase in residential assest prices have given to a prospective fizz, causing stagnation over the past two quarters. Various real estate players have the business strategy of capturing major market through their different commercial and residential projects in NCR (areas surrounding Delhi). Therefore cities like Faridabad, Noida and Gurgaon are the best place to live or to invest in it. Objective 4: To study and do the competitive analysis of Piyush Group SCOPE OF THE STUDY This research is important to prospective real estate investor, students, entrepreneurs and developers who are having stakes in different small and mid size project in NCR. This may be of special interest to marketing students who would like to know more about the practical step- by- step side of marketing world, rather than only the theoretical aspects taught in business schools Research Methodology The methodology which was opted for the project is as follows: 1. However Real Estate is a business, not a profession. Profession applies science, act or learning to the use of others, the profit to the professor or person applying it being incidental while business is engaged in making profit and the profit is to the one who is engaged in the business. But whether real estate is a business or a profession has no connection at all with the body of ethics governing it. Every business can be conducted upon a plane ethically as high as the ideals of any profession, and the men who have been conspicuously successful in the real estate business have attained success because they have applied to their business the highest ideals of commercial fair dealing. This does not mean that there is any ethical requirement for the seller or the purchaser to give away anything which belongs to him, or for either one to disclose to the other his necessity for selling or his requirements for buying; but the barg ain having been made, it is absolutely necessary that it be lived up to by both parties, according to its intent; and, if there be any doubt of the intent of the bargain as it is expressed in writing, that the spirit of the transaction be carried out rather than that the catch words of a written instrument should govern. Cases areà frequent of men who to their own detriment perform the thing which they have promised to do although not legally obligated, and the bigger and more successful the man who makes the promise the more surely will it be carried out. Important obligations are often incurred upon the mere promise of a well-known man to sell an important piece of property at a definite price, although no legal and enforceable obligation exist; and the promise is always redeemed if it is made by a man who knows the business, and it is redeemed not merely from altruistic motives, but also for purely business reasons. These differ from one another according to the aims of the persons engaging in them and the methods by which those persons expect to make their gains. To conduct either of the first two divisions of the business, investment or operation, actual money capital is required. The most important capital in the agency business is the good will of its customers, and that can be marketed, increased and made very valuable for investment. Investment is the employment of capital in the acquisition of real estate or interests therein for permanent ownership or actual use of the person acquiring it. Operation is the employment of capital in the acquisition or improvement of real estate or interests therein for commercial operations. Agency is dealing in or with real estate on behalf of others. Investment in real estate is generally made for either of two purposes : (a) To derive an income, (b) To hold for resale in expectancy of an increase in value. Investment for income may be for one of two purposes, (1) The derivation of rentalââ¬âthat is, the direct return for the use of real property for definite periods, or (2) The obtaining of income through others upon money lent on the security of real property. After agriculture, real estate sector is the second largest employment generating sector. It is growing at a rate of about 20%à per annum and this sector has been contributing about 5-6% to Indiaââ¬â¢s GDP. Apart from generating a high level of direct employment the sector also stimulates the demand in over 250 ancillary industries such as cement, steel, paint, brick, building materials, consumer durables and so on. Since 2005, the Indian real estate industry has been on a roller coaster ride. There has been a boom in investment and developmental activities after the governmentââ¬â¢s policy of allowing Foreign Direct Investment (FDI) in real estate sector. The sector has witnessed the entry of many new domestic realty players and also the arrival of many foreign real estate investment companies including private equity funds, pension funds and development companies entered the sector lured by the high returns on investments. The real estate sector has also been through many highs and lows. The industry achieved new heights during 2007 and early 2008. In beginning of 2007, there was formidable growth in demand, substantial development and increased foreign investments. However, by mid 2008, industry took a ââ¬ËUââ¬â¢ turn due to the global economic slowdown and inflow of FDI into real estate dropped significantly which at one point of time was seen as one of the most promising markets for foreign investments experienced a downturn. Financial Support to the Sector FDIs attracted by the housing and real estate sector in the Financial Years 2007-08, 2008-09 and 2009-10 are 8.9%, 10.3% and 11% respectively, of the total FDI in India. In the year 2010 the Indian real estate sector regained its charm after the darkness and recessionary pressures experienced in the year of global downturn. With the aim of focussing on ââ¬Ëaffordable housingââ¬â¢ the sector has crunched the financial downturn it has experienced. The sector still has the huge potential to attract FDI in its various segments. The focus on ââ¬Ëaffordable housingââ¬â¢ helped the sector tide over the financial crunch it had witnessed. There is no doubt that the sector holds huge potential to attract FDI in its various segments. The real estate sector requires joint support from both industrial sector and the Government to make further progress. On the one hand, the industry should work towards increased transparency, clear land titles, improved delivery and project execution while on the other hand the Government must provide fiscalà incentives to developers to build low cost and affordable housing for the masses and also review the existing FDI guidelines for investment and development in Indian real estate so that there can be an increase in the flow of foreign capital into the sector. Challenges faced by the Real Estate Industry The challenges that are faced by Indian real estate industry are as follows: Lack of clear land titles, Absence of title insurance, Absence of industry status, Lack of adequate sources of finance, Shortage of labour, Rising manpower and material costs, Approvals and procedural difficulties. Traditionally Real Estate sector was unorganized nowadays it is slowly evolving into a more organised one as the sector has started embracing professional standards and transparency with open arms. The Indian Real Estate sector has both majorly established domestic players and international players. Some of the examples of the major established domestic players in the sector are DLF, Unitech, Hiranandani Constructions, Tata Housing, Godrej Properties, Omaxe, Parsvanath, Raheja Developers, Ansal Properties and Infrastructure and Mahindra Lifespace Developers Ltd to name a few. International players like Hines, Tishman Speyer, Emaar Properties, Ascendas, Capitaland, Portman Holdings and Homex have made a name for themselves in India. The Road Ahead Since real estate reaching a point of saturation in developed countries and the demand and prices falling, global real estate players are looking at emerging economies such as India for tapping opportunities in real estate. Therefore Indian Real Estate Sector has a huge potential of consistent FDIs. As India has strong economic fundamentals and demographic factors so Indian real estate will stay attractive and also there is a high level of global uncertainty looming over the developed and developing nations of the world. Developed economies are still struggling to regain their growth momentumà which will allow developing countries including India and China to grow at a reasonably high rate. The opportunities in Real Estate sector in coming years will also help to attract global players to India and hence will assist the industry to mature become more transparent, improve management and adopt advanced construction techniques (Link 1). Growth prospect of Real Estate Business in NCR Real Estate business in NCR which is witnessing a setback these days will regain its lost momentum with the boost in the economy. Government is taking measures to capitalize on the capabilities of the real estate and infrastructure sector by supporting the private public partnership (PPP) model not only to boost the infrastructural activities in NCR also to bring back growth and to deliver to its citizens. The strategy involves contributions from public and private sector which will revamp the cityââ¬â¢s environs. NCR is seemed popular as an investment destination as the destinations like Connaught place is emerged as the fourth costliest commercial office market in the world. Moreover the rental values in central business district (CBD) rose by 20 percent in one year mainly due to lack of availability of quality space, no new supply prevailing high demand. Commercial activity apart from Delhi CBD is mainly concentrated in the prominent locations of NCR (mainly in Faridabad, Noida and Gurgaon) enjoys superiority as a choice of business destinations. In addition to above, the new and the upcoming corridors along Gurgaon and Noida like Yamuna Expressway, Noida Expressway, Dwarka Expressway have led to tremendous increase in the Real Estate Projects both commercial and residential from all major real estate groups in the past few months and will continue to attract more players of real estate. The other major corridors like Faridabad-Noida-Gurgaon (FNG) Expressway, Southern Peripheral Road and Kundli-Manesar-Palwal Expressway are seeing prominent real estate projects developments and their popularity will also lead to more investment in NCR. Capital value of the residential realty market has also increased due to factors like amenities, travel time to commercial districts, connectivity to various parts of the city and quality of public transport and infrastructure. There has been 14 to 29 percent appreciation in residential property market of South-East Delhi, South-Central, Gurgaon and Faridabad inà a year. Rent is also showing stability across all markets in the last quarter (Link 2). Why Faridabad has a Greater Scope for Realty development Faridabad, an industrial hub of Haryana, is now considered one of the best bets for safe living in the NCR. In Pride and Prejudice, Austen explores the conditions that will allow for the right kind of marriage. Which of the marriages do you think she sees as likely to be the happiest, and why? In Pride and Prejudice, Austen explores the conditions that she believes are required for true happiness through different couples. The couples that she sees to have promising, long lasting relationships are portrayed through characters, which complement one another. She also shows how romantic feelings can overwhelm us. Couples where parties are in love with each other seem very happy, but even so, Austen shows us that this does not mean a long lasting relationship. Austen shows what she believes to be the contributing factors of a happy relationship with longevity, through how she portrays the main characters and their relationships. We are first introduced to Mr and Mrs Bennet at the beginning of the novel; it is their absurd personality clash that causes us to look for qualities in their relationship that could make a good marriage; their, seemingly, satisfied demeanours must not fool us into believing that theirs is a happy marriage. Unlike most other couples in the novel, we are able to see the results of time and its effect on their relationship. We can see, by the way Mr Bennet freely mocks and teases his wife about her 'poor nerves', that it is a regular occurrence and possibly has been for a long time. Mr Bennet had been 'captivated by youth and beauty' but Mrs Bennet's 'weak understanding and illiberal mind' prevented any long lasting affection. They show no signs of being in love at this stage; however, they both seem to draw vague contentment through compromise and small things. For example, when Mr Bennet proclaimed himself adamant not to visit Mr Bingley when his intentions were otherwise. Mr Bennet gets to have his fun and Mrs Bennet gets to have her daughters introduced to a 'young man of large fortune'. Their relationship is not explored much in the novel, we never read of much interaction between the two solely. Like Charlotte Bennet we see that Mr Bennet spends much of his time in his office, as Charlotte learns to cope by spending time in a back room to avoid her husband. It seems that even if their marriage was happy in its beginnings, it did not have the requirements of a happy long lasting marriage. I believe Austen thinks their relationship is comfortable but not happy. Perhaps the most peculiar, surprising marriage is between Charlotte Lucas and Mr Collins. We see nothing of a previous relationship before engagement, and the text suggests that there was none.

ââ¬ÅMy Papaââ¬â¢s Waltzââ¬Â by Theodore Roethke Essay
ââ¬Å"My Papaââ¬â¢s Waltzâ⬠by Theodore Roethke, is an intriguing poem about a memory of a boy and his father waltzing around the house. The ambiguity in this poem can lead to two very different interpretations. It can be seen as a child terrorized by an abusive father or a child having a playful romp with his father before bedtime. In this poem, Roethke uses metaphors, similes, imagery, and structure to make a strong impression on the reader. In the beginning, the speaker shows that he might not be having as much fun with the waltz as he would have thought. ââ¬Å"But I hung on like death: / Such waltzing was not easy.â⬠(line 4). Since the boy must hang on ââ¬Å"like deathâ⬠, it shows that the waltz is not just ââ¬Å"not easyâ⬠. This line is also an example of a simile. The boy is hanging onto his father so hard that he is as inescapable as death. If the waltz in the poem is thought of as an extended metaphor for the relationship between the boy and his fa ther, the son could be writing that his entire relationship with his father wasnââ¬â¢t easy. As the poem goes on, the waltz gradually gets more and more difficult as well as his relationship with his father. In the third stanza, the father keeps missing steps and scratches the boy in the process. This could also be a metaphor for all of the mistakes that the father has made in real life which could hurt the boy in nonphysical ways as well. By using imagery in this poem, Roethke helps the reader to connect with the boy. One use of imagery in the poem is when the boy and the father ââ¬Å"rompâ⬠around the kitchen. The word romp means to play roughly or energetically. The reader can see here that not only tha ââ¬Å"My Papaââ¬â¢s Waltzâ⬠has a simple rhyme scheme of ABAB. Although the rhyme scheme helps with the flow of the poem, there are many slant rhymes that disrupt the flow as well. For example the word ââ¬Å"dizzyâ⬠sounds very similar to ââ¬Å"easyâ⬠but they are not perfect rhymes. Roethke also writes this poem in an iambic trimeter. Similar to the iambic pentameter which has a classic five beats per line, each line in the poem consists of three beats. Not only is the poem about a waltz, but it is becoming one as well since there are three beats in a waltz. This contributes to how aà person reads the poem as well as the tone of the poem.

This put the domestic investors at a disadvantage, especially since foreign investment in most sectors was through the automatic route (i.e. direct exposure by offshore PE funds in shares of unlisted companies was treated as a foreign direct investment and had to be approved in line with the Governments general policy on foreign investments). The Government realized the need to regulate the same. In September 2000, SEBI issued a new set of regulations applicable to offshore funds, called SEBI (Foreign Venture Capital Investors) Regulations, 2000 (the 2000 Regulations). The 2000 Regulations are based on the recommendations of the Chandrashekhar Committee on Venture Capital (January 2000). These regulations were subsequently amended a number of times. As of now, with respect to investment by a foreign VC investor, it is mandatory for the investor to disclose its investment strategy. Prior to the 2004 amendment, the investor was not allowed to invest more than 25 percent of the funds committed for investments to India in one VC undertaking. However, after the amendment, an investor can now invest its total funds committed in one venture capital fund. Another significant amendment was made to sub-clause c of clause 11. Before 2004, an investor had to inv est atleast 75 percent of the investible funds in unlisted equity shares of VC undertaking and not more than 25 percent while subscribing to an initial public offering (IPO) of a VC undertaking. The investments were also subject to a lock-in period of one year. However, subsequent to the 2004 amendment, the percentages have been changed to 66.67% in the first case and 33.33% in the latter. The amendment has done away with the lock-in period requirement and has also introduced a provision for preferential allotment of equity shares of a listed company.à [6]à However, currently there are no legal or regulatory differences between venture capital and PE firms. SEBI is considering the idea of regulating PE funds. Organizational Stipulations in a PE Fundà [7] PE funds have a general partner which raises capital from institutional investors, such as high net worth individuals, pension plans, insurance companies, endowments etc. These economically sound institutional investors invest as limited partners in the fund. This partnership is normally a fixed investment vehicle that is usually ten years in addition to some extensions. Also, a yearly payment has to be made by the investors in the PE fund to the funds manager to pay for the firms investment operations. Moreover, a relatively smaller share of the profits of the investments made by the fund has to be paid (as performance incentive) to the PE funds management company. The remaining profits are paid to the funds investors. However, this payment to the fund manager is subject to the crossing of the hurdle rate (which is the minimum rate of return which must be achieved before the fund manager can receive any carried interest payments). Advantages of PE funds Low Level of Regulati on As there is no public trading involved the regulation levels are low.à [8]à For example if one were to raise funding through a public offering one would have to satisfy several requirements under the SEBI. In addition to management benefits the current regulatory requirements have increased the desirability for many companies to either go private or postpone going public.à [9]à For example, especially in the USA, many business owners cite the costly, inflexible, and invasive disclosure requirements introduced by the Sarbanes Oxley legislation as reasons for forsaking publicly traded status.à [10] Attractive valuation PE transactions are an excellent way for owners wanting to remain private and obtain significant liquidity at an attractive valuation without having to transact an outright sale. In reality, not all PE investments are structured as complete buy-outs or even majority share purchases. Some investments are simply a capital infusion in exchange for a minor ity stake.à [11]à This is often referred to as growth capital as these investments help provide the necessary capital to get companies to the next level without having to turn to the public markets. All of these investments generally result in the PE firm obtaining a seat on the board of directors of the company. Functionally, this not only serves an important monitoring role but also provides added expertise to the board. PE firms either place their own primaries on the board or assign highly qualified business colleagues who provide valuable advice and perspectives. Therefore, in three to seven years when the outside investor is ready to exit their investment, the management team will receive substantial additional value for the business.à [13] Low level of interference- In a typical PE transaction, all shareholder guarantees are eliminated and day to day control remains with the management team. While most investors prefer to purchase over 50% of the equity, they have no interest in running the business on a daily basis. Disadvant ages of PE funds Lack of Liquidity- It is very hard to reconvert shares and this usually ends up as a disadvantage to share holders who invest in PE. It cannot be bought and sold at any time. Since PE funds are not open to investment on the stock market, anybody who wants to sell stocks of a PE fund finds it difficult to locate a buyer. Since PE returns derive from an appreciation in the value of the acquired asset or company, PE investments are often followed by efforts at restructuring to revive loss-making companies or substantially improving the performance of profit-making ones. These efforts are aimed at adding worth to the investment before PE investors exit with a profit. Less appreciated forms of intervention by PE firms are those in which bought out firms are stripped of assets or are broken up so that their parts can be sold to the highest bidder for an aggregate sale price that exceeds the purchase price. PE investments are relatively illiquid, especially in the ea rly years. The usual life of a standard PE fund investment averages three to seven years. Investors in private securities by and large exit their investment and get returns through an initial public offering, a merger, or a recapitalisation. My mother, like most Hispanics in her generation, did not grow up with half of the materialistic devices and privileges that I have had when growing up. She has come from a home that was riddled of alcohol and drug abuse. Even with those distractions at home she still managed to get straight Aââ¬â¢s, so she says, and has had a job throughout her life since the age of 16. She says if it wasnââ¬â¢t for marriage and having kids she would not have dropped out of college, but she was comfortable where her family was heading and had made that decision. My mother is someone to look up to in my books because of her overcoming of obstacles that had stood in front of her like it was just taking another breath of air, and for my father, I donââ¬â¢t even want to start on that description. Iââ¬â¢ll just leave it at that it is a privilege that Iââ¬â¢m even walking this planet today. I believe my mother perceives me as taking the resources I have around me for granted. That I am just going through the motion of school and life and not tackling it like she did and still does. She sees an unemployed 20 year old at a junior college that has had recent trouble with the law. I am not putting up the biggest argument against her because I know I could be doing more to be excelling further in school and being more responsible for my own actions. I donââ¬â¢t think she fully understands the commitment of being in ootball during school. It really is like having a job year-round that gives you a 2 month break yearly. I know she gets her perceptions on what she hears at work at the sheriffââ¬â¢s department, which does not help, or what she sees on the news on television. So I believe her ideas on what people my age is a little bias. To overcome these perceptions and to be tter our relationship I believe we can communicate with each other more than we are now. Telling her more information about what goes on and what I am doing in my life can more likely give her a better idea on who I am or who I am on track of becoming. Telling her more and more of what I am doing and disclosing my-self, I believe can make her feel more comfortable with me. By self-disclosing my-self it can give her assurance with what kind of person I am. With the way things are going between us right now I can only imagine who she thinks I am. When a mother does not know much about his son you can see as to why they can get carried away with ideas on who they might be but not who they are. However, there also might be some things that she sees about me that I donââ¬â¢t realize myself. Those mother-to-child instincts are still a wonder to us all. She might see something about me that whenever I am in a serious relationship I seem to be more stressed, or that i am calm with her in our conversations. My emotions on the way I converse with her tell her a lot about myself. Emotion management is essential to maintaining a healthy relationship.
