Therefore the cases of the human rights are self exchanging in nature (DOÃ… ¾AN, 2004). The cases of human rights challenge and change the current establishments, standards and practices particularly the legitimate practices that are related with the human rights. Does Your Residency Personal Statement Lack Substance

By revealing what you value, youll reveal something about yourself. Writing about nothing tends to bore, like a trite sitcom or movie with no plot. They lack substance and so will your essay if it isn’t based on: †¢ Substantive self-reflection. †¢ Use of specifics, examples, and anecdotes. †¢ Willingness to reveal your thought processes and feelings. So start your writing process with self-knowledge. This is not a research paper but an honest assessment of why you belong in a certain specialty. Start with your experiences and your dreams. Search your head and your heart. While they might not go onto the page in such an obvious way, these places are where the substance of a good essay is stored. Then use anecdotes, specifics, and examples to show that your dreams are grounded in experience. Reveal what you believe is important about your specialty and by revealing what you value, youll reveal something about yourself. But remember that while good examples can bring your essays to life and engage the reader, essays that are only examples and anecdotes dont reveal your thought processes, and consequently are also superficial. The Myth Of The Ant Queen By Steven Johnson - 1753 Words

Martha Stout, within â€Å"When I Woke Up Tuesday, it was Friday†, elaborates on the idea of dissociation and its implications on levels of consciousness. Meanwhile, in â€Å"The Myth of the Ant Queen†, Steven Johnson explains the concept of self-organizing systems which describes how systems form to have patterns of order. These self-organized systems are formed unconsciously and are able to be seen within everyday life. Dissociation and its effects are both conscious and unconscious. Both dissociating brains and self-organizing systems have specific patterns when in specific circumstances, implying brains are self-organizing as well as giving increased insight into the psychology and workings of the human brain. Dissociation can be used as†¦show more content†¦A stimulus is an action or event that causes reactions and trauma results from a stimulus that is deeply disturbing or distressing, that â€Å"changes the brain itself. †¦ [which] cause[s] it to overreact - or more precisely, misreact - to the current realities of life† (Stout 421). Like how the brain rewires itself in response to trauma, the artificial intelligence rewires itself in response to the stimulus of being incorrect, creating a self-organizing system by following set rules of reaction. In the brain, what was initially a stimulus that caused no distress is now a cause for a psychological disturbance. By rewiring itself, a dissociative brain acts much like an AI, creating a self-organizing system similar to a self-learning AI, and patterns that are found in both systems. Patterns are also a key point in self-organizing systems and are found in both the development of artificial intelligence and the traumatized brain through classical conditioning. Classical conditioning is a learning process in which two stimuli become associated with each other, causing a neutral stimulus, which is a stimulus normally not perceived as noteworthy, to be conditioned to cause an involuntary response. In order for the learning system of the AI to form, a pattern must first be set for the program to follow and build off of. Essay on Comparing Shakespeares Hamlet and the Movie,...

Comparing Shakespeares Hamlet and the Movie, The Lion King There is no doubt that todays entertainment has lost most of its touch with the more classical influences of its predecessors. However, in mid-1994, Walt Disney Pictures released what could arguably be the best animated feature of all time in The Lion King. With a moral base unlike most of the movies released at the time, TLK placed a childrens facade on a very serious story of responsibility and revenge. However, this theme is one of the oldest in history, and it is not the least apparent in one of the oldest works of literature by The Bard himself, William Shakespeare. The work that Disneys TLK parallels is none other than Hamlet: Prince of Denmark, and the film shadows†¦show more content†¦However, some have attempted to theorize that Hamlets delay is due to his mental instability, his madness over the death of his father. Eliot refutes this, calling the characterization a simple ruse, and to the end, we may assume, understood as a ruse to the audience (62). Simba exhibit s this same behavior, venting his feelings in mournful retaliation against responsibility, most notably when his childhood friend Nala attempts to persuade his to return to the Pride Lands. This delay between our characters adds a more haunting effect between the two works. Its surprising that todays audiences can be so moved by themes that were first implemented in literature almost four hundred years before. Similarly, the characters of Hamlet Sr. and Mufasa bear a striking resemblance to one another, not only in their actions, but their meanings as well. Hamlet Sr., the once king of Denmark, ruled his kingdom in peace and prosperity, evident in the conversations in Act I, Scene I between Marcellus and Horatio about the creations of implements of war in Denmark under the new king, Claudius. Mufasa, too, ruled peacefully over the Pride Lands, only worrying about his son and his responsibilities. But, after their deaths, they each become more than the kings they once were. Human Nature And Thomas Hobbes And William Golding And Plato

Humans are some of the most diverse types of organisms. They have so many different characteristics and all humankind cannot be described with one adjective. Every human has their own personality. Taking all of these personalities into account brings to the foreground the idea of human nature. Human nature does not explicitly describe how every human being acts. Instead, human nature gives a general idea of how the majority of people will act. To sum it up, human nature is â€Å"the ways of thinking, feeling, and acting that are common to most people† (Merriam-Webster, n.d.). Human nature is a coined term to describe almost every action of humankind. Three people integral to the discussion of human nature are Thomas Hobbes, William Golding,†¦show more content†¦Through Hobbes’ idea of the state of nature, people begin to understand that human nature is not as civil as most people are led to believe. This leads to there having to be another force acting on the people to create a state of peace. Human nature is not enough for there to exist peace within society. Hobbes hinted at this extra force. This force would be considered a form of government. Hobbes’ opinion on government is that â€Å"This agreement sets up both rules and a governing force: The rules create an atmosphere of peace, and the government ensures that we follow the rules out of fear of punishment† (Pojman Fieser, 2015, 64). Hobbes explains that this overlying force of a government sets standards to limit how what acts can be precisely classified as peaceful acts of human nature. Hobbes believed in the idea that a government is needed to avoid there from being a state of nature. He philosophized the need for there to peace in the world rather than hostility because hostility leads there to be a society based off of wars between people. The theory of state of nature is a scary thought if this is to occur within society. There are already disputes through soci ety and without governments, there would be many more disputes. Hobbes is trying to teach others that governments are needed to limit the type of human

The World´s Demand of Fossil Fuels - 927 Words

The world’s demand of fossil fuels is slowly diminishing by the growing use of biofuels. May it be ethanol or biodiesel its one step closer to a greener earth. From peanut oil to bark, science is being done to convert plants into energy. Creation of Biofuel Some might think that biofuels are new but they have been in use ever since man discovered fire. Wood is a solid biofuel used for cooking and heating. The types of biofuels are solid gas and liquid. The most common is liquid made popular by the automobile industry as a source of fuel. Biofuel is a fuel that contained energy from once living organisms. Biofuel is created by biomass conversion. Biomass is recently deceased organisms. These recently deceased organisms are converted into a substance called biomass that contains the energy. The biomass will be converted into a fuel using one of these methods: thermal conversion, chemical conversion and biochemical conversion. Thermal conversion is also known as thermal depolymerization, a process using high heat to produce biofuel. Chemical conversion uses various chemicals to produce biofuel. Finally, biochemical conversion uses enzymes, microbes, and catalysts to make biofuel. Generations of Biofuel The two generations of biofuels. Amy Hill a double agent with personalities to spare Essay Example For Students

Amy Hill: a double agent with personalities to spare Essay As Amy Hill explains it, the Japanese language uses deep feeling to slice through contradictions. Her Japanese dictionary defines the word shibui, for instance, as sulen; an astringent; tasty; a trained voice. Hear the contradictions? she asks me. In Japanese you have to experience the word to understand it. Hill believes that in order to understand the Japanese language you must first live the culture, and in order to live the culture you must first speak Japanese. A contradiction? yes, but Amy Hill is no longer afraid of contradictions, as her three one-woman shows, Tokyo Bound, Beside Myself and Reunion, attest. Born in Deadwood, S.D. to a Japanese war-bride and a Finnish-American father, she counts the sting of prejudice among her earliest memories. She describes her early life with the vocabulary of a double agent: I realized that I needed to get into a certain groups in order to operate. So I did a lot of observation, and would find my way in. But I was always on guard. The family moved to Seattle, and by the time she was in high school, suffering was the only thing that made sense. She became an artiste, wore black, smoked unfiltered cigarettes. At 18, Hill wanted to move to Paris, but her mother would only finance a move to Japan. So reluctantly, she packed her black turtlenecks and moved to Tokyo. Outline1 From Deadwood to Tokyo2 Spiritual travelogue3 A Japanese talking clock From Deadwood to Tokyo In Japan, Im exotic, explains Hill, who was soon hired by Japanese supermarkets who billed her as the California girl, paying her $100 a day to distribute lemons. Then came real celebrity as the host of a radio travelogue about Japan, told from a foreigners perspective. The program was a hit, and so was Hill. For once it literally paid to be an outsider: I was outside, she says, but it was okay, because I was special. As Hills public career gathered momentum in Tokyo, however, her lifes path was quietly drawn inward. My mother began writing me lettersin Japanese, she says. It was the first time shed spoken to me in her native language. I was stunned. As she recounts in Tokyo Bound, her mother was transformed from this goofball illiterate who could barely read or write Englishto this formidable, intelligent woman. Mother and daughter began a rich correspondence that was a profound source of self-discovery for Hill. After six years of Japanese celebrity, realizing that the countrys fascination with her was based largely on appearance, Hill retraced her steps back to America in 1978. Within an hour of her arrival in San Francisco, shed found what would become her new homethe theatre. My friends who met me at the airport were doing a tech rehearsal that night at the new Asian-American Theater Workshop, and we went there straight from the airport. And there I stayed for eight years. Spiritual travelogue Hill had arrived at the inception of that theatre, and was quickly welcomed into a family of determined artists. During the day I would take classes at ACT |San Franciscos American Conservatory Theatre~, then at night I would teach what I had learned at the Asian-American, she recounts. I was teaching and directing and acting, while I was learning. Out of that flurry of creativity came some landmark productions, including Philip Kan Gotandas The Wash, David Henry Hwangs F.O.B. and Genny Lims Paper Angels. After eight frantic, productive years at the Asian-American Theatre Workshop, Hill uprooted herself and moved againthis time to Los Angeles, where the Japanese American Cultural Community Center asked her in 1991 to create a monologue for its annual Fresh Tracks series. I wanted to be surprised by what came out of me, she recalls. A slow process of journalizing her memories gave birth to Tokyo Bound, a spiritual travelogue through racism, Japanese culture and the search for identity. .u97acc5ee602725eb692386b5ef95afee , .u97acc5ee602725eb692386b5ef95afee .postImageUrl , .u97acc5ee602725eb692386b5ef95afee .centered-text-area { min-height: 80px; position: relative; } .u97acc5ee602725eb692386b5ef95afee , .u97acc5ee602725eb692386b5ef95afee:hover , .u97acc5ee602725eb692386b5ef95afee:visited , .u97acc5ee602725eb692386b5ef95afee:active { border:0!important; } .u97acc5ee602725eb692386b5ef95afee .clearfix:after { content: ""; display: table; clear: both; } .u97acc5ee602725eb692386b5ef95afee { display: block; transition: background-color 250ms; webkit-transition: background-color 250ms; width: 100%; opacity: 1; transition: opacity 250ms; webkit-transition: opacity 250ms; background-color: #95A5A6; } .u97acc5ee602725eb692386b5ef95afee:active , .u97acc5ee602725eb692386b5ef95afee:hover { opacity: 1; transition: opacity 250ms; webkit-transition: opacity 250ms; background-color: #2C3E50; } .u97acc5ee602725eb692386b5ef95afee .centered-text-area { width: 100%; position: relative ; } .u97acc5ee602725eb692386b5ef95afee .ctaText { border-bottom: 0 solid #fff; color: #2980B9; font-size: 16px; font-weight: bold; margin: 0; padding: 0; text-decoration: underline; } .u97acc5ee602725eb692386b5ef95afee .postTitle { color: #FFFFFF; font-size: 16px; font-weight: 600; margin: 0; padding: 0; width: 100%; } .u97acc5ee602725eb692386b5ef95afee .ctaButton { background-color: #7F8C8D!important; color: #2980B9; border: none; border-radius: 3px; box-shadow: none; font-size: 14px; font-weight: bold; line-height: 26px; moz-border-radius: 3px; text-align: center; text-decoration: none; text-shadow: none; width: 80px; min-height: 80px; background: url(https://artscolumbia.org/wp-content/plugins/intelly-related-posts/assets/images/simple-arrow.png)no-repeat; position: absolute; right: 0; top: 0; } .u97acc5ee602725eb692386b5ef95afee:hover .ctaButton { background-color: #34495E!important; } .u97acc5ee602725eb692386b5ef95afee .centered-text { display: table; height: 80px; padding-left : 18px; top: 0; } .u97acc5ee602725eb692386b5ef95afee .u97acc5ee602725eb692386b5ef95afee-content { display: table-cell; margin: 0; padding: 0; padding-right: 108px; position: relative; vertical-align: middle; width: 100%; } .u97acc5ee602725eb692386b5ef95afee:after { content: ""; display: block; clear: both; } READ: Seers on the rim EssayAlternately outrageous and reflective, Hill plays out a series of vivid snapshots of Japanese women: a department store escalator girl, wearing white gloves and hat, who continuously wipes the handrail of the escalator with a handkerchief while welcoming the customers. Or a pop singer in a fluffy red dress covered with Japanese snack package labels, lip-synching the disco refrain Shinu hodo itai na no yo! (Id rather die than say goodbye), dragging a pantomime dagger across her stomach in mass-media seppuku. Or the female talk-show host who suffers from a hacking smokers cough (I gave up many things in life. Marriage. Family cough Smoking long pauseMy uterus). These flamboyant, hilarious characterizations are contrasted with her own painful attempts to fit in, braving public nudity in public baths and shopping for clothes that were always several sizes too small. A Japanese talking clock Developed in collaboration with director Anne Etue and dramaturg Judith Nihei, Tokyo Bound reflects Americas desperate search for a multi-ethnic philosophers stone, and Hill has toured the show around the country, from Seattles Bumbershoot Festival to the New York Shakespeare Festival. But when the Rodney King riots tore through Los Angeles, Hill stopped writing. I just didnt know what I could do to make an impact, she says. Then as I watched the riots I remembered feeling that kind of rage when I was young. I started writing childhood memories, and thats when Beside Myself started. While Beside Myself chronicles events in her childhood and youth that shaped her perception of the world, her most recent piece, Reunion, focuses on someone else: Hills 80-year-old mother, portrayed by her daughter in a series of conversations with a Japanese-speaking talking clock. Reunion is my mothers story, but really all womens, Hill says. In addition to her solo work, Hill works as an actress in theatre, television and film, and also produces and hosts a public access cable show focusing on Asian-Pacific Americans in arts and entertainment. A member of the Mark Taper Forums Mentor Playwrights Program, she recently directed 29 1/2 Dreams: Women Walking Through Walls at East West Players in Los Angeles. Amy Hill seems to have inherited an important strategy from the Japanese: Her surfeit of charm eases our awareness of being confronted. It is only in retrospect that we find ourselves sympathetically weighing Hills conflicts as though they were our ownthat we discover it was not only Amy Hills identity hanging in the balance, but ours as well.

Malala Yousafzai Leadership, Courage, and Determination Essay Example For Students

Malala Yousafzai: Leadership, Courage, and Determination Essay Its hard to choose a specific leader I admire the most, but If I had to choose one, It would be Mall Housefly. From what I read from her autobiography, I greatly admire her acts of leadership, courage and determination for change. She may not be as known, but her story and her beliefs are Just as great as those we look up to today, such as Martin Luther King Jar. , Gandhi, Abraham Lincoln and so on. She is a young Pashas girl from Pakistan who is suppressed by the Taliban from getting an education because she is a girl. Like most all women in Pakistan, they are not given the basic freedoms that men have. Thus, when Mall was speaking out about her right to attend school, a Taliban fighter went onto her school bus and shot her point blank. Miraculously, she survived, and was taken to the U. K. Once recovered, she still fought for womens rights and lead peace protests and at the age of sixteen won the noble peace prize. Under the circumstances that she dealt with everyday, she still spoke out about her belief of being given the right to have an education, a place where the Taliban basically has complete control under a corrupt government and raids the villages almost every week. That is why I respect her so much, she is a young women who already has the determination of a leader and isnt afraid of putting herself at risk in order for her voice to be heard. One thing that I wish I could change about our school is creating an opportunity for more hands on work relating to clubs that help our community. For example, I think that it would be an amazing idea to have a club that went to homeless shelters around the area such as Lazarus house or even animal shelters. I feel as though making a direct impact on others is more life changing than raising money by Itself. There are so many students In this school who may not be very Involved, but I believe hat with greater Influence from others we can create an environment where students feel as though Its easy to become actively apart of your school In ways that benefits the community the most. Maybe this can be incorporated in existing clubs, such as key club, that emphasizes helping others. Another way of raising money, whether its for charities or the school itself, would be allowing students to vote for the themes of school events. Because this class emphasizes the impact of leadership through the use of lit, it allows people to truly understand what can create the most impact in your immunity. I also love the fact that once we are done fully evaluating the approaches of leaders from different cultures and time periods, we can apply the knowledge weve learned to apply It In an extensive service-learning project. By the end of this class I feel as though it will greatly improve the way I approach others with my ideals, Im constantly watching CNN, NBC meet the press and so on because I admire what these politicians/political analysts do. They take a stance, back it up with information and skillfully present it in a way thats best to get their message through. The point is, I want to be greatly involved in politics and whats going on around the world, whether it means Im a political Journalist, governor/congresswoman, news anchorwoman, diplomat or even replacing host of Pierce Morgan. I want to be actively involved in my Job where I am making a difference, debating with others, constantly meeting new people and most importantly, traveling the world. What interests me about this course is that it gives me an opportunity to understand in depth how to significantly make a difference. Also, that this class has everything that I truly love and appreciate, it incorporates politics/debate, speech skills, search, understanding others, history and reading. .u01df8c9a9964705268802d33c04ea9da , .u01df8c9a9964705268802d33c04ea9da .postImageUrl , .u01df8c9a9964705268802d33c04ea9da .centered-text-area { min-height: 80px; position: relative; } .u01df8c9a9964705268802d33c04ea9da , .u01df8c9a9964705268802d33c04ea9da:hover , .u01df8c9a9964705268802d33c04ea9da:visited , .u01df8c9a9964705268802d33c04ea9da:active { border:0!important; } .u01df8c9a9964705268802d33c04ea9da .clearfix:after { content: ""; display: table; clear: both; } .u01df8c9a9964705268802d33c04ea9da { display: block; transition: background-color 250ms; webkit-transition: background-color 250ms; width: 100%; opacity: 1; transition: opacity 250ms; webkit-transition: opacity 250ms; background-color: #95A5A6; } .u01df8c9a9964705268802d33c04ea9da:active , .u01df8c9a9964705268802d33c04ea9da:hover { opacity: 1; transition: opacity 250ms; webkit-transition: opacity 250ms; background-color: #2C3E50; } .u01df8c9a9964705268802d33c04ea9da .centered-text-area { width: 100%; position: relative ; } .u01df8c9a9964705268802d33c04ea9da .ctaText { border-bottom: 0 solid #fff; color: #2980B9; font-size: 16px; font-weight: bold; margin: 0; padding: 0; text-decoration: underline; } .u01df8c9a9964705268802d33c04ea9da .postTitle { color: #FFFFFF; font-size: 16px; font-weight: 600; margin: 0; padding: 0; width: 100%; } .u01df8c9a9964705268802d33c04ea9da .ctaButton { background-color: #7F8C8D!important; color: #2980B9; border: none; border-radius: 3px; box-shadow: none; font-size: 14px; font-weight: bold; line-height: 26px; moz-border-radius: 3px; text-align: center; text-decoration: none; text-shadow: none; width: 80px; min-height: 80px; background: url(https://artscolumbia.org/wp-content/plugins/intelly-related-posts/assets/images/simple-arrow.png)no-repeat; position: absolute; right: 0; top: 0; } .u01df8c9a9964705268802d33c04ea9da:hover .ctaButton { background-color: #34495E!important; } .u01df8c9a9964705268802d33c04ea9da .centered-text { display: table; height: 80px; padding-left : 18px; top: 0; } .u01df8c9a9964705268802d33c04ea9da .u01df8c9a9964705268802d33c04ea9da-content { display: table-cell; margin: 0; padding: 0; padding-right: 108px; position: relative; vertical-align: middle; width: 100%; } .u01df8c9a9964705268802d33c04ea9da:after { content: ""; display: block; clear: both; } READ: The Black Plague EssayMost importantly Im very excited for whats in store at the end of the second semester when we actually apply what we have learned and hopefully get to present this achievement at graduation! Michael Obi Essay free essay sample

Michael Obi in Dead Men’s Path is an excitable young man who gets a chance to get his hopes of progressing the Ndume Central School fulfilled when he is appointed headmaster. His obsession with â€Å"modern ways† and extreme eagerness to make changes negatively affect his decision making on how important the path is to the town’s natives. His dismissal and refusal to acknowledge the tradition is the inevitable means to the end of the story. Obi is so focused on his assignment of bringing the school into the modern world that he is blind to how important the traditional tribal ways and beliefs are to the townspeople he needs to work with in order for the school to be successful. He is very stubborn and refuses to keep an open mind about the path. His only focus is making the school as modern as possible and to stamp out anything old and traditional. We will write a custom essay sample on Michael Obi Essay or any similar topic specifically for you Do Not WasteYour Time HIRE WRITER Only 13.90 / page He ignores the warnings from the fellow teachers and signs from the villagers about the path. When another teacher warns him about how there was â€Å"a big row† the last time someone attempted to close the path, he brushes it off and decides to block it off anyways. Even when the village priest calls on Obi to tell him how much the village depended on the path and how important it is to their tradition, he would still not listen and respect what the priest has to say. After a young woman dies during childbirth Obi finally has to face the consequences of his stubbornness to compromise with the villagers. Obi shows an inability to compromise with the villagers because of his complete belief in modern ways and his negative attitude towards the primitive (as he sees them) beliefs of the villagers. Obi will not allow the villagers to make a highway out of the school. He feels that his goal  with the school is to teach students through â€Å"modern ways† to laugh at the idea of tradition. He doesnt think that students can be taught in these modern ways and still respect their ancestors tradition. This ultimately leads to the school’s downfall. Conclusion In the end, Michael Obi is not able to accomplish his goal of creating a modern school from an unprogressive one. He is so focused on his goal that he will not listen to the villagers or respect their cultural tradition. He ignores the warnings teachers and villagers give him about the importance of the footpath and shows a complete inability to compromise with them because of his attitude towards their beliefs. This in the end leads to the destruction of the school and Michael Obi’s dream with it.

Eliot, T.S. Essays - Eliot Family, T. S. Eliot, New Criticism

Eliot, T.S. Essays - Eliot Family, T. S. Eliot, New Criticism Eliot, T.S. The Life of T.S. Eliot Thomas Stearns Eliot was born on September 26, 1888, in St.Louis Missouri, to Henry Ware and Charlotte Stearns Elliot. His father was a businessman, and his mother was a poetress. Eliot came from a financially endowed family and was allowed to attend all of the best schools. His education started at the prestigies grammar school Smith Academy in St.Louis. He then went to secondary school in Massachuets at Milton Academy, a preparatory school for Harvard. In 1906, he started his Bachelors Degree at Harvard, and within three years he graduated. He then started graduate school at Harvard to earn a Masters degree in Philosophy. In 1910 Eliot studied French Literature in Paris at Sorbonne. Then, in 1911 he went to Munich. Due to the war he was unable to travel back to the States, and was detained in London, England. Eliot had always dreamed of being out on his own. He finally had the chance. He devoted his life now to learning and writing. Eliots literary career began early in life. His first publication, A Tale of A Whale, was in an issue of The Milton Academy Record in the April issue of 1901. His second publication soon followed with Milton Academy publishing The Man Who Was King in the June issue of 1901. His first major publications arrived shortly after. His friend and trusted advisor Ezra Pound was able to persuade Eliot to publish The Love Song Of J. Alfred Prufrock, in 1915. Pound also introduced Elliot to Vivian Haigh-Wood, who Elliot was married to three months after meeting. It is said that The Love Song.. deals with Eliots own self image. The lead character in this poem is insecure around ladies, and the story is set in an environment where flirtation is a key component(Longman). Even though Eliot did receive fame for this poem, he still struggled with financial problems. He was forced to get a job as a school teacher from 1915-1916. Eliot was still writing and now teaching, and also was having problems wi th his marriage; these factors undoubtably, led Elliot to collapsing and being sent to a sanitarium in Switzerland(Longman). He was thought to have suffered from a nervous condition, but was found out later he had alboulie. While in the sanitarium Elliot finished his finest work ever published The Wasteland. After Eliots death people drew upon the conclusion that the The Waste Land was a mirror of Eliots life (Litz, 61). After Eliots short lived career as a school teacher, he took a job in a bank in London. This career was needed to support Elliot and his wife; however, it was not stimulating enough for Elliot. To keep Eliots writing a major part of his life, he created a quarterly literary magazine in 1922 entitled The Criterion. This magazine was unique because Elliot allowed a vast array of opinions by his writers. He did not limit writers to his beliefs or views of the time period. This magazine was intended to be original and stir up ideas within people. Due to his position at the bank, Elliot wished for his name to remain anonymous as the editor of the Criterion. In a letter to a fellow co-worker, Edmund Wilson, he asked him to never reveal that he was the editor of The Criterion. Elliot feared that if it was announced that he was editor then it would jeopardize his job at the bank, and he could not afford to lose his job due to the fact he was not receiving payment for his editorship (Margolis 22). Elliot had always been far removed from any religious convictions, but in the early 1920s his work started to show some signs of religious beliefs. He was not conscience of this, but evidence was beginning to show in his work. Pound had also turned Eliot onto the works of Dante, and around 1920 he began writing critiques of Dantes work comparing it to Christianity. Eliot also wrote a critique on William Blake and talked of how Christianity was the underlying meaning of Blakes works (Margolis, 38). Eliot unknowingly was starting to unleash the beliefs that would lead to the end of The Criterion. Eliot

DQ 1SD and KW DQ2 Responses W10 Essay Example | Topics and Well Written Essays - 250 words

DQ 1SD and KW DQ2 Responses W10 - Essay Example I agree with you that the use of leverage is advantageous for the person holding the leverage. Leverage can also be used by individual investors in the stock market to increase their purchasing power through the use of a margin account (Sec, 2009). When companies are able to reduce taxes and depreciation as they use leverage firms gain an advantage that allows them to achieve better operating results. For example two companies have the same pretax income. One firm uses leverage and has interest tax deductions, while the second company does not use leverage. The company that uses leverage will have a higher net income due to lower taxes. As you mentioned in your response leverage is often used by corporations in order to achieve growth. Successful multinational corporations such as McDonald’s and Starbucks would not have been able to achieve their tremendous level of growth and success without the use of leverage. I agree with you that the value of a project is highly dependent on the present value of the cash flows the project is supposed to generate during its

Liberalization has given the real estate sector a very attractive approach for investment and growth. Moreover government has opened the path to FDI and Public Private Partnership (PPP) for major infrastructural and development projects in NCR. The NCR alone are the core of major real estate activity in India. Although infrastructure has been hit by rising input costs and delayed approvals, assest prices for residential real estate have recovered and grown over the past two years. The increase in residential assest prices have given to a prospective fizz, causing stagnation over the past two quarters. Various real estate players have the business strategy of capturing major market through their different commercial and residential projects in NCR (areas surrounding Delhi). Analysis Finally interpretation will be drawn from the analysis of the information gathered Primary Data Secondary Data Analysis and Findings of Data INTRODUCTION Real Estate is often inaccurately taken as a profession. However Real Estate is a business, not a profession. Profession applies science, act or learning to the use of others, the profit to the professor or person applying it being incidental while business is engaged in making profit and the profit is to the one who is engaged in the business. But whether real estate is a business or a profession has no connection at all with the body of ethics governing it. Every business can be conducted upon a plane ethically as high as the ideals of any profession, and the men who have been conspicuously successful in the real estate business have attained success because they have applied to their business the highest ideals of commercial fair dealing. This does not mean that there is any ethical requirement for the seller or the purchaser to give away anything which belongs to him, or for either one to disclose to the other his necessity for selling or his requirements for buying; but the barg ain having been made, it is absolutely necessary that it be lived up to by both parties, according to its intent; and, if there be any doubt of the intent of the bargain as it is expressed in writing, that the spirit of the transaction be carried out rather than that the catch words of a written instrument should govern. Cases are  frequent of men who to their own detriment perform the thing which they have promised to do although not legally obligated, and the bigger and more successful the man who makes the promise the more surely will it be carried out. Important obligations are often incurred upon the mere promise of a well-known man to sell an important piece of property at a definite price, although no legal and enforceable obligation exist; and the promise is always redeemed if it is made by a man who knows the business, and it is redeemed not merely from altruistic motives, but also for purely business reasons. Divisions of the business.—the principal divisions of the real estate business are investment, operation and agency. These differ from one another according to the aims of the persons engaging in them and the methods by which those persons expect to make their gains. To conduct either of the first two divisions of the business, investment or operation, actual money capital is required. The most important capital in the agency business is the good will of its customers, and that can be marketed, increased and made very valuable for investment. Investment is the employment of capital in the acquisition of real estate or interests therein for permanent ownership or actual use of the person acquiring it. Operation is the employment of capital in the acquisition or improvement of real estate or interests therein for commercial operations. Agency is dealing in or with real estate on behalf of others. Investment in real estate is generally made for either of two purposes : (a) To derive an income, (b) To hold for resale in expectancy of an increase in value. Investment for income may be for one of two purposes, (1) The derivation of rental—that is, the direct return for the use of real property for definite periods, or (2) The obtaining of income through others upon money lent on the security of real property. After agriculture, real estate sector is the second largest employment generating sector. It is growing at a rate of about 20%  per annum and this sector has been contributing about 5-6% to India’s GDP. Apart from generating a high level of direct employment the sector also stimulates the demand in over 250 ancillary industries such as cement, steel, paint, brick, building materials, consumer durables and so on. Since 2005, the Indian real estate industry has been on a roller coaster ride. There has been a boom in investment and developmental activities after the government’s policy of allowing Foreign Direct Investment (FDI) in real estate sector. The sector has witnessed the entry of many new domestic realty players and also the arrival of many foreign real estate investment companies including private equity funds, pension funds and development companies entered the sector lured by the high returns on investments. The real estate sector has also been through many highs and lows. The industry achieved new heights during 2007 and early 2008. In beginning of 2007, there was formidable growth in demand, substantial development and increased foreign investments. However, by mid 2008, industry took a ‘U’ turn due to the global economic slowdown and inflow of FDI into real estate dropped significantly which at one point of time was seen as one of the most promising markets for foreign investments experienced a downturn. Financial Support to the Sector FDIs attracted by the housing and real estate sector in the Financial Years 2007-08, 2008-09 and 2009-10 are 8.9%, 10.3% and 11% respectively, of the total FDI in India. However the financial year 2010-11 there was sheer 6% FDI in the sector. In the year 2010 the Indian real estate sector regained its charm after the darkness and recessionary pressures experienced in the year of global downturn. With the aim of focussing on ‘affordable housing’ the sector has crunched the financial downturn it has experienced. The sector still has the huge potential to attract FDI in its various segments. The focus on ‘affordable housing’ helped the sector tide over the financial crunch it had witnessed. There is no doubt that the sector holds huge potential to attract FDI in its various segments. The real estate sector requires joint support from both industrial sector and the Government to make further progress. On the one hand, the industry should work towards increased transparency, clear land titles, improved delivery and project execution while on the other hand the Government must provide fiscal  incentives to developers to build low cost and affordable housing for the masses and also review the existing FDI guidelines for investment and development in Indian real estate so that there can be an increase in the flow of foreign capital into the sector. Challenges faced by the Real Estate Industry The challenges that are faced by Indian real estate industry are as follows: Lack of clear land titles, Absence of title insurance, Absence of industry status, Lack of adequate sources of finance, Shortage of labour, Rising manpower and material costs, Approvals and procedural difficulties. Traditionally Real Estate sector was unorganized nowadays it is slowly evolving into a more organised one as the sector has started embracing professional standards and transparency with open arms. The Indian Real Estate sector has both majorly established domestic players and international players. Some of the examples of the major established domestic players in the sector are DLF, Unitech, Hiranandani Constructions, Tata Housing, Godrej Properties, Omaxe, Parsvanath, Raheja Developers, Ansal Properties and Infrastructure and Mahindra Lifespace Developers Ltd to name a few. International players like Hines, Tishman Speyer, Emaar Properties, Ascendas, Capitaland, Portman Holdings and Homex have made a name for themselves in India. The Road Ahead Since real estate reaching a point of saturation in developed countries and the demand and prices falling, global real estate players are looking at emerging economies such as India for tapping opportunities in real estate. Therefore Indian Real Estate Sector has a huge potential of consistent FDIs. As India has strong economic fundamentals and demographic factors so Indian real estate will stay attractive and also there is a high level of global uncertainty looming over the developed and developing nations of the world.
